Prices are 20 to 35 percent below Brussels for equivalent quality, inventory has expanded meaningfully since 2022, and demand from SaaS, logistics tech, and creative industries is keeping occupancy tight in the best locations.
Where the action is
Antwerp Centraal and the Diamond District The area around the main station and the old diamond quarter is the city's default business hub. Trains put you in Brussels in 40 minutes and Amsterdam in 90. The station square and Keyserlei cluster host most of the serviced office inventory, and prices here are the highest in the city.
Expect €400 to €750 per workstation for a private serviced office, and €250 to €350 for a coworking membership.
Het Eilandje and the Waterfront The transformed port area has become a design and media cluster over the last decade, anchored by the MAS museum. Port Area and North Industrial-adjacent, makes sense for logistics, shipping, and trade businesses whose operations are in or near the port. Workspace is cheapest here, and the client base is more operational than representational.
